June 19 LexArts "After Hop" at Cigar Flats to celebrate RECLAMATION
Lex Arts Logo On June 19, South Hill Group, UK and LexArts welcome residents to come celebrate the launch of RECLAMATION - a sculpture exhibit displayed throughout CenterCourt, UK and other South Hill Group developments through March 2010. The event will take place from 7:30pm 'til 9:30pm at our Cigar Flats site on Lawrence Street and will include live music by THE SWELLS.

You may have noticed the LexArts' platforms are already in place at the CenterCourt entrance. This walking sculpture exhibit will meander through UK and SHG's properties.

South Hill Group is housing the artists to create their works on site over the next few weeks. They are, Patrick Toups, MFA from George State and William Vannerson MFA, University of Kansas. UK students will also be participating and displaying their works. We're excited to bring such talented artists to South Hill and look forward to the flavor it will bring to our properties.


GenEccentric now PHANTOM GALLERY
In addition, the GenEccentric retail site at CenterCourt will be transformed into a Phantom Gallery of photo exhibits from UK Fine Art's Summer Artists. This exhibit will also be ready for display on June 19 as part of the LexArts After Hop event. So be sure to check it out. After June 19, the "Phantom" aspect of this corner gallery will display the works through illuminated windows offering passer bys an opportunity to view the works and bring liveliness to the property.

Fifteen undergraduate students are expected to participate in the exhibition, "Digital Methods", will reflect the diverse visual interests of the UK student participants and will include not only 2-d photography but also, a motion graphics installation and a 3-d rendered video artwork.

According to the students' Instructor, Melissa Schwartz, "This exhibit gives the university, as well as the community, an excellent opportunity to view the work made by this group of talented young image makers, more than a few of whom came to the class from the disciplines of Architecture, Journalism and Integrated Strategic Communication and have never before participated in an Art (with a capital 'A') show. They are extremely grateful to South Hill Group for providing this opportunity to showcase their work."

As you well know, it is a buyer's market. Here's some more ammunition to share with your friends as to why they should consider taking advantage of the First-Time Homebuyer Tax Credit program as modified in the "American Recovery and Reinvestment Act."

 
  • CenterCourt is an Eligible Property – single-family residences (including condos) that will be used as a principle residence.

  • First time Home Buyer Only – Yes.  May not have owned a principle residence in the last 3 years previous to purchase.

  • The amount of the credit is the lesser of 10% of the purchase price or $8,000.  All of our condo prices are over $80,000 so you would be eligible for the $8,000 maximum credit.
  •  
  • The credit is for 2009 purchases and would apply to your 2009 taxes.  The credit is simple and very attractive.  If your 2009 taxes are less than $8,000, you get credit for all of your taxes plus the difference in a refund.  If your taxes are $10,000 for 2009 for instance, your tax payment is $2,000 ($10,000 tax liability less $8,000 credit).

  • There are income restrictions – max adjusted gross income of $75,000 for single and $150,000 on joint return

  • Repayment – No repayment for purchases after 1/1/2009 and before 12/1/2009

  • Termination – This program terminates 12/1/2009

  • Recapture – If residence is sold within 3 years of purchase, entire amount of credit is recaptured on sale.

Phase 2 Construction Update
The nicely completed courtyards and common areas along South Mill should help with your bragging rights as a CenterCourt property owner. And, to add to the flavor we plan to finish the corridors on Cedar Street by the first of July. There are still units available for purchase in Phase 2, some for immediate occupancy. We’ve chosen high-end furnishings for the units that face South Mill Street. We aim to give you enough satisfaction to share our mission with your networks that CenterCourt is the best place to live in Lexington.
